Bruach, Carrbridge, PH23 3AN Terms & Conditions.
- Payment - A deposit of £60 per week of the total rental is payable on booking, the balance to be received by us no later than 6 weeks before arrival.
- Confirmation - You will receive a booking confirmation letter on full payment. Please bring this with you and present to the managing agent on request.
- Cancellation - In the event of cancellation up to six weeks before the holiday the deposit is non-returnable. Cancellation between six weeks before the holiday and the arrival date will mean 100% of the holiday rental is non returnable. However, at our discretion, we may be able to make a partial or full refund in the event we are able to re-let the cottage. However this is not guaranteed. All cancellations must be notified in writing by the client. We strongly recommend that you take out holiday insurance which includes cancellation expenses.
- Times - Lets generally run from 4pm Saturday to 11am Saturday.
- Occupancy - Bruach is for a maximum of six people. Only those persons advised to us on booking may occupy the accommodation. If this condition is breached we have the right to terminate the contract immediately, without refund. The cottage may not be sub-let or used for any other purpose than a holiday. Exceptions to this are only allowed with written permission.
- Linen & Towels - Bed linen is provided. You must provide your own towels. Two hand towels are provided. The mattress protectors must not be removed from the beds.
- Electricity - Electricity is not included in the cost. Electricity charged at unit rate (May 2006, standard £0.14 unit, night storage heat £0.06 unit) This is payable by cheque after staying. You must take a readings on arrival and departure; and send amount by cheque within seven days. The electricity is supplied by a renewable energy supplier.
- Telephone - Telephone is provided. Please use for reasonable and limited local and UK calls. Any call charges over £7 in a week will be payable by the clients.
- Log Stove - a supply of logs is provided. The log fire is intended to be secondary heating. Fallen wood from the garden is not to be burnt. Use of the log stove is not recommended if young or infirm are staying. Keep stove door closed at all times when unattended.
- Safety - Smoke detectors are fitted in the living room and hall. Living room detector has ‘hush button’. Carbon Monoxide detector in living room. It is recommended you press the test buttons on arrival. DO NOT remove batteries. Water fire extinguisher near door in kitchen. Fire blanket and small powder extinguisher in kitchen to left of cooker. Keep stove door closed at all times when unattended. Use steel bucket for hot ashes. Allow 24 hours to cool. Do not light fires in the garden.
- Internet - Ethernet and Wi-Fi broadband internet connection is supplied (up to 8Mbs). No guarantee of availability is given. Note computer is not supplied. For ease of connection Ethernet connection is recommended.
- Care - Clients must leave the accommodation and its contents clean and tidy when vacating. No fat left in pots and pans please. Guests must leave the cottage completely clean. If extra cleaning is required a ‘Cleaning Charge’ will be levied. Please report any damages or breakages immediately. All damages or breakages of the fittings, utensils, crockery or cutlery must be reported and paid for.
- Pets - We have a strict policy of no pets except up to two well behaved dogs policy. We must be advised in advance and you must clear up after your dogs. Note the neighbour has free range chickens.
- Garage and Outbuildings - The let does not include use or access to the garage or any outbuildings.
- Access - We reserve the right to reasonable access to the property and grounds to carry out required maintenance.
- Smoking - We have a strict no smoking policy. Clients must agree not to smoke in the property or in its grounds. It is an offence to smoke or knowingly to permit smoking in these premises. Smoking, Health and Social Care (Scotland) Act 2005.
- Responsibility - The person booking accepts liability for the behaviour of all party members and for ensuring that conditions of hire are adhered to, for loss or damage to the accommodation and the contents.
- Age Limit - The person booking the cottage must be aged eighteen or over.
- Personal Items - We will not be responsible for the loss or damage to personal property of guests occupying the accommodation. Vehicles, their accessories and contents are left at your own risk. Postage & Packaging will be charged for return of belongings left behind at Bruach.
- Liability - Bruach and/or its facilities are available for your use and enjoyment at your own risk. We will not accept any liability for loss and/or damage howsoever caused to equipment, personal possessions/property/vehicles, personal injury or death except in relation to that which we are unable to exclude by Scottish law. All our guests are encouraged to ensure that they have adequate property and personal insurance for their holiday.
- Accommodation - If for any reason the accommodation is unsatisfactory please notify us immediately so that appropriate action can be taken.
- Delays - No liability can be accepted should adverse weather conditions delay your travel plans.
- Availability - The booking is made on the understanding that we will make the accommodation and amenities available to you on the dates stated. Should this not be possible due to events beyond our reasonable control, we will offer you alternative dates or refund of your accommodation rental, but you will have no other claim or remedy against us.
- Rights - The booking agreement confers a right to occupy the accommodation for the period agreed for holiday purposes only. It is not an assured tenancy.
- Conduct - All visitors to Bruach should conduct themselves in an orderly and courteous manner. We reserve the right at our discretion, to remove any person(s) acting in a manner likely to be detrimental to the enjoyment of any other person(s).
- Facilities - Occasionally circumstances arise over which we have no control, making it necessary to alter, remove or delete facilities or amenities without prior notice.
- Provisions - Some basic provisions may be provided. We are happy for guests to leave dry foodstuffs etc (and hopefully you should find some too). Please ensure any perishables are taken with you or binned before you leave. You are welcome to use any wine etc you find but please replace with similar bottles before you go!
- Cleaning Items - On the same basis you should find cleaning items. Please keep these going and replace as they are used.
- Our Property - Bruach is our home too and we let it when not using it ourselves. We keep some things there and would be grateful if guests respect that. Please do not try to open locked cupboards. These terms and conditions are to help ensure all guests respect and enjoy the property.
